Properties $750,000 – $1,000,000

Between $750,000 and $1,000,000 is the Gold Coast’s villa tier — where full-scale private homes with pools, ocean views and real grounds become the standard, and where luxury stops being a splurge and starts being a place to actually live. The range runs from established homes near the beach to substantial residences just shy of seven figures.

What $750,000–$1,000,000 buys on the Gold Coast

This is the tier where luxury becomes livable. At this level the norm is a full private villa — multiple bedrooms, a pool, ocean or hillside views, and grounds of your own — the kind of home you settle into rather than visit. Toward the entry of the range you’ll find established homes in the coast’s best-known towns; toward the top, larger residences and architect-built villas approaching the seven-figure line. It’s serious property without crossing into trophy territory.

Location

Where the inventory is

The homes in this band concentrate in the Gold Coast’s established communities — Tamarindo and Playa Potrero lead, with Playa Grande, Playas del Coco and the gated community of Hacienda Pinilla also represented. Potrero and Tamarindo carry the bulk of the private villas; Playa Flamingo at this level leans toward premium condos and ocean-view lots rather than houses. A portion of the band sits inland toward Lake Arenal for buyers drawn to the mountains and the lake — a different setting worth confirming before you fall for a price.

Villa, estate lot, or premium condo at this level

At $750k–$1M the default is a full private home, but the tier still offers choices. A villa here means space, a pool, views and grounds you own outright — a home to live in year-round. An estate lot lets you secure an ocean view in a sought-after community and build to your own spec. A premium condo, found mainly in Flamingo, trades grounds for lock-and-leave ease with resort-level amenities. The budget buys genuine luxury either way; what differs is how much land and how much building you want.
