Titled land is held in full, registered ownership — the same fee-simple title you’d expect anywhere, recorded in the National Registry and transferable outright. Concession land sits within the Maritime Zone along much of the coastline, where the state grants a long-term lease rather than outright ownership, with its own rules on who can hold it and how it transfers.

The difference shapes everything from financing to resale, and it isn’t always obvious from a listing alone. Titled oceanfront and ocean-view parcels are the rarer, more straightforward path — and they’re what most international buyers are looking for. Common Questions

Can foreigners buy land in Guanacaste?

Yes — for titled (fee-simple) land, foreign buyers have the same rights as Costa Rican citizens, no residency required. The one location-based exception is the Maritime Zone, the strip closest to the high-tide line, where land is held as a government concession rather than owned outright. Most land away from the immediate shoreline is fully titled. We confirm the status of any parcel before you commit.

What’s the difference between titled and concession beachfront land?

Titled land is fee-simple — you own it outright, indefinitely, and can sell, build, or pass it on freely. Concession land sits within the coastal Maritime Zone and is more like a long-term government lease with conditions and renewal rules. Worth knowing for our area specifically: titled oceanfront is rare in most of Costa Rica but noticeably less rare around Tamarindo, Flamingo, Potrero and Langosta — which makes verifying a parcel’s status especially worth doing here. We handle that check as a matter of course.

Can I build on a lot, and does it have utilities?

It depends on the parcel — zoning, water availability (a water-supply letter, or carta de agua, matters a great deal here), road access, and electricity all vary from lot to lot, especially on raw land.
