Why Tamarindo Stays in Demand
Tamarindo works year-round, and that is what keeps its property market liquid: it is one of the few Guanacaste beach towns where you can own without a car and still reach dining, groceries, banking, and the beach on foot. Steady visitor demand underwrites the rentals; walkability underwrites resale.
- Wide sandy beaches and consistent waves
- Warm, dry tropical climate for most of the year
- Walkable streets and an active town center
- A mix of local residents and an international community

Getting around
Distances from Tamarindo
Tamarindo sits on the northern Pacific coast in Guanacaste, and its biggest practical advantage for buyers is access — paved road the whole way in, and the closest mature beach market to the region’s main airport.
Times are from Tamarindo town and vary with season and traffic, particularly during peak tourism periods.
The Tamarindo Real Estate Market
Tamarindo has been building and reselling longer than almost anywhere on the coast, and its market is unusually deep for a single town. Current listings span the full range of Tamarindo real estate — titled condos in walkable complexes, single-family and ocean-view homes, gated-community lots, and beachfront property at the top end. There are currently 160 properties on the market.
Entry points are among the most accessible on the Gold Coast, while the ceiling runs to full luxury beachfront — which is what lets first-time Costa Rica buyers and seasoned property investors work the same market.
That depth cuts both ways for a buyer: more comparables to price against, and a real resale and rental market when it is time to exit. Foreign buyers hold Tamarindo property in fee-simple title, the same as Costa Rican nationals.

Tamarindo — Buyer FAQ
What is the Tamarindo market like for buyers?
Deep and liquid by Costa Rica standards. Tamarindo has the largest, longest-running inventory on the Gold Coast, so buyers see steady turnover, transparent pricing, and the widest span of options in one town — from lock-and-leave condos to beachfront. It is the region’s most forgiving market to buy into and, when the time comes, to sell out of.
What types of property are available?
A mix of beachfront and near-beach condominiums, hillside villas, and single-family homes in the residential areas just outside the town center. Each area offers a different balance of accessibility, privacy and natural surroundings.
Is Tamarindo a good place for families?
Yes — it is one of the more practical options on this coastline, with access to schools, healthcare and a range of residential areas. The combination of infrastructure and established community supports long-term living rather than seasonal use.
How far is Tamarindo from the airport?
About one hour from Daniel Oduber Quirós International Airport in Liberia — the primary airport serving Guanacaste, with direct international connections.
Is Tamarindo good for remote work?
It is popular among remote workers for its reliable connectivity, café culture and walkable town center — a routine that combines work with outdoor living without needing a car for every errand.
